A deficit-oriented approach to renovation needs and renovation rates acts as a brake on motivation and, consequently, on investment. After all, ‘no longer bad’ is not the same as ‘good’! It is not the need for refurbishment, but the new use it enables that brings joy and drives the project forward! An existing building is greener and, as a starting point for planning, more interesting than a greenfield site. Transformation and repurposing benefit from the generous features of the existing building, which one would not have been able to afford in a new build.
